Inspection Report 

 I use 3-D inspection software, which provides a custom, professional report. The report contains a checklist and a narrative format with digital pictures.  It's very important to document problems and that is what pictures do.  Make sure you check to see if the inspector that you use has pictures in the report.  The report will be at least 16 pages, depending on the size of your house and how many rooms it has.  The report comes is an attractive spine notebook with an easy to read summary.   My report is narrative, not just 3 catagories - good, bad and replace -  I explain everything in my report.

The report is a detailed well-documented evaluation of the house. From the outside grounds, fences, sidewalks to the inside interior, including walls, ceilings. floors, garage and all of the appliances and sinks, toilets, electrical, heating, air conditioning, pipes etc. Most everything in the house will be inspected and reported in a way that it is easy to understand. 

I use a very sensitive moisture detector if  there is a question of hidden moisture in walls, floors, etc. It will tell us the percent of moisture that is contained in a structure.

 I also include a Life Expectancy Chart for appliances and building materials.  How to handle some emergencies in the house, and what to do to prepare your house for change of seasons, are also included.

Plan on approximately 3 hours to inspect the house.  I'm sure you will find it informative and interesting. I recommend that you are there for the inspection.  If not the whole time then at least for the last hour so I  can go over any problems with you.

For a $90.00 fee with a house inspection I also offer a 48  hour radon test.  I use a sensitive EPA radon detector that will report hourly the radon count and then the average.  I will include information about radon and how to lessen the radon count.

I also offer a service for pre-selling the house.  By having the house  pre-inspected an owner will have the option to address any problem before a  prospective buyer discovers them.  This might make a difference in selling or having the buyer walk away from the deal.  I will provide you with a 3 ft. high sign that tells prospective buyers that the home has been pre-inspected.
